In addition to commission-based services and related-party development,
RSE Realty has provided third party, fee-based development and general real estate consulting
including services such as feasibility assessments, document review, governmental approvals
and contract negotiations, among others.
Whether our client is an individual or company, we help them make wise
investment decisions to provide maximum return on their portfolio. This includes help
throughout the entire acquisition process: income and expense review, property valuation,
market research, assessing risk, recommending cost reducing strategies as well as creating
value, forecasting and negotiating to even financing. We know that moving through the due
diligence process is one of the most important parts of investing in real estate and provide
an experienced, critical eye to the entire asset evaluation process.
Having been through the processes many times before, RSE Realty can help
its clients navigate the sometimes complex world of the entitlement process - permits, variances,
re-zoning, utility service agreements and other governmental approvals.
The president of RSE Realty, R. Stanton Evans, is an attorney admitted
to practice in the state of Indiana. Having been in the commercial real estate business
for over 20 years, Stan brings a dealmaker's perspective and experience to the legal side
of any transaction. He has the practical approach needed for transaction services,
permitting, mitigation, legal documents, asset acquisition and disposition.
RSE Realty has managed development projects on behalf of affiliated partnerships
involving a myriad of governmental approval processes including, but not limited to, wetland mitigation,
highway and utility design and permitting, and planning & zoning. In connection with these development
projects, RSE Realty, Inc. has administered construction contracts worth millions of dollars. We can assist
clients throughout the construction process, whether it be a relocation to a new location, new build-out
or a tenant improvement project in existing space. We can coordinate the process from inception to completion.
RSE Realty works with both owners and users of real estate to acquire, lease and
dispose of property. Prior experience covers the full range of property types including retail,
office, industrial and investment properties and ranging in scope from 1,200 square foot retail
leases to purchases of multi-million dollar income producing properties. We have represented retail
tenants in multi-site store location and market assessments. We have assisted developers in land
acquisition and have developed land for residential and commercial projects. From identifying and
analyzing locations to negotiating the final documents RSE Realty is an excellent representative
for any retail, industrial or office tenant.
RSE Realty currently manages a collection of office and retail properties
totaling almost 300,000 square feet, valued in excess of $20 million and with collective annual
operating budgets of over $2.5 million. To assist clients we can provide partial or all property
management functions. This includes lease negotiations, tenant relations and retention, lease
administration and renewals, financial reporting, budgeting and property marketing. In support
of the property management functions, the company has on-staff maintenance personnel and in-house
financial personnel for timely response. The result is the highest bottom line for our client.
